The Paramount Business Center, a mixed-use project offers office and retail space as well as condominiums and warehouse space along Clearwater Avenue, a well-established retail and professional hub in Kennewick.
The $5 million project includes five single-story buildings.
The first, at 5602 W. Clearwater Ave., was a 5,550-sq.-ft. professional office and condominium building that was completed in 2008. It has six suites, from 950 sq. feet to 1,900 sq. feet. One of the units is sold and the others are leased.
A 3,980 sq. ft. retail business building is under construction at 5610 W. Clearwater. It will have three suites. One 1,990 sq. ft. space will be home to Palomino Taco Express. The building has two other suites that are approximately 990 sq. ft., one of which is available.
Three more professional/office buildings are planned that will offer 900 to 1050 sq. ft. condominiums and office/warehouse condominium spaces.
Arun Joshi and Vandana Joshi own the project and JSI Construction Inc. is the general contractor. Arun Joshi is the president of JSI Construction Inc.
Dana George of Designamics designed the building at 5610 W. Clearwater Ave. and Mark McCloud and Indra Ghosh of McCloud Associates designed the project at 5602 W. Clearwater.
Joshi said the project offers flexible lease terms and deposits while helping start up businesses establish themselves and have the opportunity to move into ownership of their units, build equity and further expand. Lease rates start at $1,500 per month gross for the small units, which start at 900 sq. ft. and sale prices start at $180,000. If a lessee purchases a unit at the end of a one-year term, Joshi credits the buyer $2,000 at closing.
The final three buildings are in the design phase now. Construction of professional office condominium units at 5608 W. Clearwater is planned to start late this year. Construction on the office/warehouse condominiums at 5606 and 5604 W. Clearwater could begin in the spring of 2012.
