What features do Americans want in their dream houses? Zillow has answer

Analysis of 250 billion queries reveal top search terms

What do Americans search for when they scroll through Zillow property listings looking for their dream house? After analyzing 250 billion queries, Zillow has the answers. 

The most-searched terms show a wide range of preferences, from practical needs like garages, to sought-after amenities such as backyard retreats, pools and fireplaces.

Here are the Top 10 Zillow search terms from 2023:

  1. Garage.
  2. Backyard.
  3. Fireplace.
  4. Walk-in closet.
  5. Patio.
  6. Open floor plan.
  7. Pool.
  8. Family room.
  9. Basement.
  10. Granite counters.

Zillow, a real estate listing company based in Seattle, introduced an AI-powered natural language search feature in 2023 that let home shoppers search for homes in a conversational way, similar to how they talk to family or friends. This search data provides a unique glimpse into what Americans were searching for in a home this year, Zillow said.

"Natural language search gives us this ability to look at unique and highly local trends across the U.S.," said Nicholas Stevens, vice president of product, artificial intelligence, at Zillow, in a statement. "This lets us go deeper than the typical search filters, helping us better show shoppers homes with the features they really want."

Buyers were searching for a home with a view. In Seattle, mountain views, city views and water views rank among buyers' top five searches, respectively,

In Miami, buyers were looking for water views, while buyers in Atlanta and San Francisco searched most often for city views. In Colorado Springs, mountain views were a top search term.
