Tri-Cities lands long-awaited Nordstrom Rack

For years, Tri-Cities shoppers have made the trip to Union Gap, Spokane or the west side for discounted designer finds, but this fall a Nordstrom Rack will bring those deals closer to home. 

Seattle-based fashion retailer Nordstrom Inc. has announced plans to open a new Nordstrom Rack in Kennewick in fall 2026. 

The 25,000-square-foot store will be located at the Tri-Cities Center at 7411 W. Canal Drive, a shopping center that’s home to Craft Warehouse, Burlington and Dollar Tree and across from Columbia Center mall. 

The Kennewick Nordstrom Rack will be next door to Burlington with storefronts facing both West Canal Drive and Columbia Center Boulevard, said Clayton Brown, manager of BPG Investments IX, which owns and manages the Tri-Cities Center. 

“We’re beyond excited to bring them in,” Brown said, saying the store will transform the Tri-Cities Center into a first-class shopping center.

Tri-City demand 

BPG Investments IX bought the 14.18-acre Tri-Cities Center shopping center in May 2025 for $10.5 million in a deal facilitated by commercial real estate brokerage firm Marcus & Millichap. The Calabasas, California, brokerage firm said the sale of the high-visibility center for the first time in over four decades represented a major repositioning opportunity for new owners. 

Brown said he knows Nordstrom Rack is a store Tri-Citians have wanted to see here for a while.  

A recent Tri-Cities Area Journal of Business poll shows there is already strong local interest in seeing it here. The informal poll asks readers which businesses they’d most like to see come to the Tri-Cities. As of March 19, Nordstrom Rack ranked No. 5 on the list of most-wanted businesses, behind Trader Joe’s, In-N-Out Burger, a preference for more locally-owned businesses and IKEA. 

Nordstrom Rack opened a store in 2023 at Valley Mall in Union Gap outside of Yakima, much to the chagrin of some Tri-Citians who voiced their displeasure on social media. The next closest locations are a Nordstrom store in Spokane and a Nordstrom Rack in Spokane Valley. 

“We look forward to being a part of the Kennewick community and serving our customers with an amazing offering of great brands at great prices,” said Gemma Lionello, president of Nordstrom Rack, in a statement. “We’re excited to grow our footprint in the Tri-Cities market and introduce new customers to the Nordstrom experience.”

Lionello said Kennewick customers will be able to take advantage of online order pickups from both Nordstrom.com and NordstromRack.com and can make returns easily. 

A $300,000 building permit for tenant improvements for the future store is pending with the city of Kennewick. It lists LPR Architecture as the architect and Booth and Sons Construction as the general contractor.

Future tenants 

Brown said Burlington gave 32,000 square feet of its large storefront back to the owners and part of that footprint will now be home to the Nordstrom Rack.  

A handful of other spaces are vacant in the Tri-Cities Center, one facing Columbia Center Boulevard and a few in the middle of the center near the Dollar Tree. Brown said other exciting plans are in the works for those spaces, but tenants can’t be announced just yet. 

One has already made plans to move into the retail plaza. Habit Burger will open its second Tri-City restaurant in a portion of the building once home to David’s Bridal. 

“This addition (of Nordstrom Rack) reflects our commitment to thoughtfully curating a dynamic tenant mix that meets the evolving needs of the community,” Brown said in a statement. 

Nordstrom Rack is the off-price retail division of Nordstrom Inc. and offers customers up to 70% off apparel, accessories, beauty products, home decor and shoes from many of the top brands sold at Nordstrom stores. Nordstrom Rack is the largest source of new customers to Nordstrom, according to the company. 

“Nordstrom Rack represents exactly the kind of high-quality, sought-after retailer that aligns with our long-term strategy for revitalizing and modernizing the center,” said Seth Startup of Startup Development Partners, BPG Investments’ partner in the development of the Tri-Cities Center, in a statement.  

The Kennewick location expands Nordstrom’s physical footprint and economic impact in Washington. It currently operates six Nordstrom stores and 12 Nordstrom Rack stores in the state, generating more than 3,100 jobs statewide.
