Ag land transforms into development with river views

An opportunity to watch the sunset across the Columbia River from your home’s back patio is at hand, if you’ve got several hundred grand to spare.

Three of the 25 lots of The Plateau at River Ranch from developer Randy Mullen are already under contract after going on the market in mid-February, Elizabeth Lutz, an agent with The Connors Group at Windermere Real Estate, told the Tri-Cities Area Journal of Business.

“I think just more of these farmers are developing and selling off their ag land,” Lutz said, adding “but once they’re gone, they’re gone.”

Located north of Pasco, perched atop the bluff above the Selph Landing Boat Launch, and across the Columbia River from the Hanford High School and Washington State University Tri-Cities campuses, the minimum one-acre lots are serviced by a new community water system as well as irrigation.

Lots start at $300,000 but if you want one of the few with an unobstructed view of the Columbia? That’ll set you back $600,000, Lutz said, and that’s before you even break ground.

Lutz said the development is not requiring lot buyers to use a specific builder to construct their future home. However, all home designs must be reviewed and approved by the development’s building and design committee, which Mullen oversees, until 70% of the developments lots are sold. That task will then fall to the development’s future homeowners association.

Properties with unobstructed views of the river and much less access to the shoreline are among some of the most expensive in the Tri-Cities area:

  • Homes listed just south of The Plateau on the Pasco side of the river, many on lots a half acre in size or larger, are listed for $800,000 or more.
  • The lone home currently available on the market in north Richland that is just set back from the river is an attached townhome listed for $850,000.
  • One of the Kennewick homes that looks out on Columbia Park and the river from Yellowstone Avenue is listed at $800,000, though the adjacent empty lot is available for $400,000.

Lutz said this won’t be the last opportunity to get your piece of that Columbia River view. One more phase of the development, with a few of the choice lots, is currently planned to go on the market at the end of 2027.
