The new owners of 28TEN Clearwater began a significant remodel on an established multitenant two-story office building off Highway 395 in Kennewick. 

The project at 2810 Clearwater Ave. includes an exterior facelift, signage upgrade and interior remodeling that includes an elevator. 

Led by PMI Holdings, known for its innovative multifamily townhouse projects in Kennewick, this redevelopment showcases the group’s expertise as developers. 

What was once a nearly vacant two-story structure is now emerging as a modern Class A office space, breathing new life into a 40-year-old property. This project also marks PMI Holdings’ successful foray from multifamily projects into the office sector.

Suites range from 4,000, 7,000 and 14,000 square feet.

The building’s ideal use would be for an office space. It can be for a multi-tenant build-out, or the whole building could be used by a single tenant. It has a large parking lot, multiple access points and large footprint.

Layouts and suite improvements vary depending on tenant requirements and deal terms. 

The owners are seeking a five-year minimum term. Triple net is estimated at $5.50/square feet. .

Rent is currently set at $21/square foot/year plus triple net.

Exterior construction is expected to be completed in the third quarter.
