Hogback Canal Drive LLC has completed construction on the Hogback Canal Drive complex anchored by Panera Bread at 6821 W. Canal Drive, Kennewick. 

Current tenants in the 14,020-square-foot building also include MultiCare – Indigo Urgent Care, and there’s room for one more in the remaining suite, which has 1,334 square feet. 

The $5.3 million mixed-use project included the land.

The building shell was completed in spring of 2025 with tenant build-out currently underway for the urgent care clinic in Suite 120.

Hogback Development Co. and Stephens & Sons Construction, two Yakima-based firms with a collaborative partnership, are behind the project. They specialize in commercial construction and remodeling, with a strong focus on national tenant retail development.

Evolv Design Collective of Kennewick did the shell work design.

Rent is $50 per square foot plus triple net.
