

Padilla VI LLC has developed The Towns on Elm, a new urban mixed-use townhome project in Kennewick’s Historic Waterfront District.
The development includes 34,789 square feet of living space, not including attached garages or rooftop decks, at 212 N. Elm St.
The project features 22 units, including 13 two-bedroom, two-bathroom townhomes and nine live/work townhomes with attached street-level commercial space and residential living above.
Interior features include 9-foot ceilings in residential spaces, quartz countertops, floor-to-ceiling windows, hard-surface flooring, modern cabinetry and in-unit washer and dryer.
Commercial spaces include 11-foot ceilings, a half bathroom, glass entry doors and roll-up garage-style doors.
Units include private entries and attached one-car garages, while live/work units also feature rooftop decks.

Owner-developer Damian Padilla said the project reflects a long-term investment. “This project represents an $8 million investment here in downtown Kennewick,” he said. “But beyond the numbers, this development represents … belief in what this area can become.”
Rents range from $1,995 to $2,095 a month for two-bedroom units, $3,050 per month for one-bedroom live/work units and $4,705 per month for three-bedroom live/work units.
PMI Inc. of Kennewick served as the general contractor.
EVOLV Northwest of Kennewick was the architect.
