Construction begins on $11.1M South Badger apartments

Seattle-based Fourth Avenue Capital has begun construction on the Badger Heights Apartments at 3601 Grapeview St. within the master-planned area located on the south side of Badger Mountain.

A 72-unit apartment complex is coming to the growing Badger Mountain South development in Richland. 

Seattle-based Fourth Avenue Capital has begun construction on the Badger Heights Apartments at 3601 Grapeview St. within the master-planned area located on the south side of Badger Mountain, according to a release. 

The developer said the property “is designed to deliver a premier rental experience that blends modern apartment living with the comfort, convenience and sense of community that have made South Badger Mountain one of the Tri-Cities’ most sought-after neighborhoods.” 

“Richland continues to be one of the most desirable housing markets in the Inland Northwest,” said Chris Rossman, Fourth Avenue’s managing partner, in a statement. “The Tri-Cities offers a unique combination of economic opportunity, exceptional quality of life and access to outdoor recreation. We believe Badger Heights will provide residents with an attractive housing option in one of Washington’s fastest-growing communities.” 

FAC Badger LLC bought the 3.4 acres on Grapeview Street for $1.3 million in late May.  

Fourth Avenue, headquartered in Seattle and Spokane and focused on middle-market multifamily housing, has applied for $11.1 million in building permits. Permits for the development’s three main buildings were issued June 1.  

Elite Construction and Development is listed as the contractor and Olson Projects as the architect. Knutzen Engineering is also involved with the project. 

Units will range from 733 to 1,318 square feet with one-, two- and three-bedroom floor plans spread across three buildings.  

Finishes will include quartz countertops, stainless steel appliances, under-cabinet lighting, wood-style flooring and oversized windows.  

Select homes will have walk-in closets and private backyards, and there will be private garages available for lease. 

Badger Heights also will offer a suite of amenities, ranging from a fitness center and resort-style pool and spa to outdoor social areas and dog park. 

Badger Mountain South has seen a burst of activity recently as more homes are built at the 1,500-acre community between Interstate 82 and the southern flanks of Badger Mountain. 

The area is home to a new Taco Bell that is across the street from Affinity at Badger Mountain, the company’s third active senior living community to open in the Tri-Cities. Badger Heights Plaza, a commercial development, completed construction in the area about a year ago.
