If you’re a homebuilder and member of the Tri-Cities Home Builders Association, a resource to help protect your business is now free for you to use.

The Building Industry Association of Washington has made its contracts package, a set of template documents for everything from residential construction and remodeling to indemnity forms and draft employee policies, available to all members, which include all Tri-Cities HBA members.

BIAW previously only made the package available for an additional $399 fee.

“Running a business is hard enough,” said Aaron Marvin, BIAW’s 2026 president, in a statement. “Having solid contracts with your clients, your subcontractors and your employees gives you valuable peace of mind. This is just another way we can reward people for choosing to become a member of their local home building association.”

The package was developed by local land use attorneys familiar with Washington law and knowledge of the home building industry.

Template documents in the contracts package include:

  • Residential construction contracts (fixed price and lump sum)
  • Remodeling contracts
  • Spec home construction agreements
  • Subcontractor and supplier agreements
  • Consultant and design service agreements
  • Lien waivers and payment documents
  • Indemnity and affidavit forms
  • Draft employee policies

BIAW members should sign into biaw.com and go to biaw.com/contract-subscription-service to access the contract package.

Those without an account will need to provide the first and last name of the member of record for their company, their company name, their National Association of Home Builders company ID and email address.
