A new national fast-food chain is making plans to come to Pasco. Dave’s Hot Chicken is setting up shop in the former Subway restaurant at 7235 Burden Blvd. in Pasco.  

The Pasadena, California-based restaurant franchise was founded in 2017 and has several Washington locations, including in Spokane, Seattle, Tacoma and Vancouver. It serves up Nashville-style hot chicken in the form of tenders and sliders with options to choose between various spice levels. Other menu items include fried mozzarella bars, cauliflower tenders and sliders, slushers and milkshakes.  

The Pasco location hasn’t yet been added to the business’s webpage of upcoming restaurants, but the chain has filed a permit application with the city of Pasco. The tenant improvement permit would allow the business to build out a new fast-food restaurant within the existing Burden Boulevard building, including interior demolition and new walls, ceiling and floors, plus new wall and floor finishes and lighting.  

Most of the existing kitchen equipment will be replaced, according to the permit application, filed in May. No changes will be made to the building shell except a new exterior walk-in cooler/freezer to be attached at the north end of the building, plus exterior patching and painting as needed.  

RSM Pasco Building LLC is the property owner. The company bought the 1,732-square-foot building from Cazier Properties LLC in May for $1.4 million. RSM Hold Co. LLC is the owner of the Spokane Dave’s Hot Chicken, according to records from the state Department of Revenue.  

The Spokane Journal of Business reported in 2025 that Kevin Eggen, CEO and co-owner of RSM Hold Co., said in 2025 that his company planned to open three additional locations after the Spokane restaurant: a second Spokane location, plus spots in Yakima and the Tri-Cities.  

Eggen is also the CEO of Hops N Drops, which has locations in Richland and Kennewick.

Dave’s Hot Chicken joins a number of national chicken chain restaurants that have opened in recent years in the Tri-Cities: Slim Chickens opened in July at 5115 Road 68 and the Tri-Cities’ first Chick-fil-A restaurant opened at 7009 W. Canal Drive in Kennewick last year, joining Popeyes Louisiana Chicken, which opened at 5814 N. Road 68 in Pasco in 2023, and at 240 N. Ely St. in Kennewick in 2022.
